Kathy Dames, proud Broker/Owner and Bryan Kasprisin, General Manager at RE/MAX Ultimate Professionals have been working hard to bring the best, most talented brokers to the Plainfield and Shorewood offices. They are both proud to introduce the newest agents to the office. Susie Scheuber has joined the Shorewood office and Steve and Sue Jeziorski have joined the team at Plainfield. RE/MAX Ultimate Professionals is just over two years old in Will County but it has already made its presence known by being named to REAL Trends Fortune 500 Up and Comers Real Estate Agencies to Watch. Agents from both offices gathered to receive the award.

Kathy dames, Broker.Owner, opened the Shorewood office in January 2012. Then expanded last year by opening a Plainfield office.

“I’ve been a Realtor® for 31 years,” Dames said. “I finally opened my own offices just a few years ago… probably something I could have easily done a lot sooner.”

Dames credits the energy that the agents create as to the success of RE/MAX Ultimate Professionals.

“Everybody who visits says there is such a good vibe in the offices,” she said. Dames has over 27 Top Producing brokers and holds the top market share at both locations. The team believes in giving back to the community and each other – one example is that the office and brokers are proud contributors to the Children’s Miracle Network.

Realtor Dawn Dause agrees.

“The agents are the reason for the success… everyone is willing to help each other out,” said Dause.

“Real estate is a competitive industry,” she said. “However, most of us here are open to help each other out. We answer each other’s questions. It electrifies the energy in the office.”

“Kathy is a very giving person, she’s a broker that wants each and every one of us to succeed,” said Dause. Kathy contributes by supporting the agents not only in the mentoring program, but also with the abundance of client leads through several databases and major internet sites.

“We just clicked when we all came to Shorewood; we really like working with each other.” she said.

“I mentor a lot of the newer agents and what I stress to them is that real estate is no big secret,” Dause said. “What works for one person may not work for another.”

But Top Producing Brokers at RE/MAX Ultimate Professionals are willing to share their leads.

“Laura Delrose, one of the newer agents that just switched over said she never has seen the sharing that occurs in our office,” said Dause.

Dames office continues to grow. She points to the recent addition of Bryan Kasprisin as General Manager in Plainfield and Shorewood. Kasprisin is a top producer and has been a respected name in the local real estate industry for over 20 years. Dames is confident that Kasprisin’s experience, objectives and goals will add to the success of RE/MAX Ultimate Professionals.

2014 Real estate market promising for the educated buyer.

Individual customized lender programs that help place buyers into homes will be important in 2014, sys Kathy Dames, broker/owner of RE/MAX Ultimate Professionals in Plainfield and Shorewood.

The year 2014, she said in many ways will be similar to 1984 – the year she got started in real estate.

At the time, mortgage interest rates were at 17 percent. To cope, Dames said she sought out loan officers to help potential buyers learn what programs were available to help purchase a home.

“It is going to be very important for Realtors to know what specific programs are out there, “ Dames said of making sales in 2014.

Dames, who lives in Lake Forrest subdivision, has consistently been one of the top Realtors in Will County for the past 20 years. She has been ranked among the top 100 agents nationwide for RE/MAX.

Before embarking on a 30-year career in real estate, Dames graduated from Northern Illinois University and worked for two Fortune 500 companies. She was working in marketing for a hotel chain when she saw a sign announcing real estate classes at the then Bell Realty in Joliet. She enrolled and was hooked on a new career. Time has gone by so quickly, i’ts hard to believe, Dames said.

“I’ve seen economies from near zero new construction to Will County being FIRST in the nation in new construction,” Dames said of the local real estate market.

High interest rates were the problem in 1984. Today, mortgage interest rates may be as low as 3.9 percent.

Dames said the biggest hurdle potential buyers face in 2014 will be qualifying for a loan, and the various requirements that are now prevalent in lending, due to the last six years. As in everything in life, where the statistics fall is what prevails. With the abundance of distressed properties, lenders and the government began to look back at the “whys” as to what happened. Going forward those “whys” are making it tougher for lenders. Programs are now being put in place by government and various lenders to attempt to correct astringent restrictions, but not all lenders are the same.

That’s where various lender specifics programs to help buyers come ing, Dames said. However, “the public is not well educated about these programs.” IHDA has amazing programs for assistance but not all lenders utilize IHDA, and not all lenders are Freddie or Fannie Mae certified, etc.

That’s where Realtors lie Dames and her educated office at RE/MAX Ultimate Professionals can apply their expertise, it’s all about educating yourself.

She added that there are specific lender programs to now assist people who faced a short sale on their home in the past, placing them in a new home as their credit usually was not as affected like those that were foreclosed on.

During 2009-2012, the majority of my sales were short sales, Dames said. These people intelligently took advantage of the debt relief act of 2007.

“We need them (those homeowners) to be back in the market,” Dames said.

Dames sees opportunity for those real estate agents prepared with the right knowledge as the local market, while not fully recovered, is quickly improving. Values increased by some 25-30 percent quickly, she said.

Part of the reason for the rise, she said, is that many properties were bought by LLC companies and funds, cash many times bidding well over asking. These extremely wealthy companies realize the time to invest in real estate is now and they are usually holdingg on to the homes by renting them.

Those purchases, Dames said, helped drive down the supply of available homes and drive up the cost of homes.

The result may be that the market value for a home may be more than that at which a bank may appraise a home. This gap, dames said, poses another hurdle for potential buyers seeking a mortgage.

“We are pricing homes based on supply and demand – today and tomorrow. Lenders are then appraising homes, based on ‘yesterday,’ looking back five or six months,” Dames said.

Dames is concerned about what may happen should those corporate buyers decide to start welling off their stock. Typically, she said, the goal is to turn around and sell those investment properties within a few years.

“There is a roadblock with supply and demand. New construction will soon come in strong to fill that gap,” she said.

In 2012, Dames opened her own brokerage, RE/MAX Ultimate Professionals in Shorewood. The agency is already holding the No.1 spot in Shorewood’s market share. In November 2013 Dames opened RE/MAX Ultimate Professionals Plainfield, as well. She has been joined in the business by her daughter, Shannon.

Dames credits the company’s success to the top-ranked brokers she has attracted. “our average agent has completed over 30 transactions, our competitors are approximately seven to 10,” she said. “Experience, education and drive to satisfy their clients is what makes RE/MAX stand out above the crowd.”
